Problem

Inspection showed a dual-flue masonry chimney with exposed, spalling clay flue tiles and a deteriorated crown; the previous cap/crown seal was missing or damaged, resulting in soot/creosote staining and potential water intrusion. Inside the home a disconnected dryer vent and a large pile of lint were found, creating a significant fire and airflow blockage risk, and the step/counter-flashing and chimney base mortar showed deterioration where shingles were stripped back.

Solution

Installed a new stainless steel chimney cap with mesh spark arrestor and properly anchored it to a newly repaired crown; the crew demolished and rebuilt the loose top masonry, repaired mortar joints, and poured/sealed a new crown to restore flue protection. We removed and contained all lint debris, reattached the dryer vent and vent collar, and replaced/installed step and counter-flashing and sealed flashing details to tie the chimney back into the roof properly.

The new cap and reconstructed crown now protect both flues from water intrusion and embers and the masonry repairs restored the chimney’s integrity. Lint removal and vent reconnection reduced the immediate fire and airflow hazards, and flashing replacement improves long-term weatherproofing.
